The USAG Grafenwoehr Housing Division is dedicated to providing the best possible housing, whether it’s on-post or off-post family housing, private rental quarters, or unaccompanied personnel housing.  Our Service members, Family members, and Civilians deserve quality housing and we have and will continue to take great steps towards achieving this for you and your families in the future.

Soldiers, Civilians, and Family members are typically housed using 4 different sources.  Government on-post, Government-controlled off-post, Private rental, and Unaccompanied Personnel Housing on-post.    
There are over 3000, Government-controlled quarters in both Main Post and Rose Barracks Communities.
There are approximately 2100 private rental quarters servicing the Grafenwoehr Community in the housing market area. 
28 different communities/towns/cities are the main sources USAG Grafenwoehr military family housing units.  Commuting distances from these locations may range from 2 minutes right out-side the installation up to 35 minutes away.

Services:
Our services include the following:
Counseling (A&T):
Our counselors are here to provide assistance in locating the best possible housing arrangements that meet both you and your Family’s needs. Our counselors determines your eligibility for AFH and UPH, places applicants (military and civilian) on the appropriate housing waiting list considering rank, family composition, priority for assignment, and special requirements (e.g., handicap access, exceptional family members, etc.), for permanent and temporary quarters.

Counseling is provided to eligible applicants regarding the availability, type, size, and location of Government-controlled quarters. Our counselors offer quarter’s that are available or projected to be available by coordinating in between occupancy maintenance with the Housing Facilities Branch. Our counselors schedule assignment, pre-termination and termination inspection appointments as required.
Counseling (HSO):
Our HSO counselors provide counseling to prospective and current tenants with regards to rights, and responsibilities while occupying private rental housing. Our counselors schedule assignment, pre-termination and termination inspection appointments as required, and accompany customer during preview inspections for acceptance as well as when returning to the landlord. Ensures contract language is in the best interest of the customer as well as the US Government, and protects both the tenant and the landlord from unreasonable claims when the dwelling is cleared. Our counselors act as liaisons between the landlord and the tenant, attempting to resolve all complaints and issues at the lowest level.  Contacts utility companies and relates meter readings for appropriate billing of tenant.
Inspection Section:
 As part of the Housing Facilities Branch our inspectors perform assignment, pre-termination and termination inspections as required, ensuring that quarters are returned and assigned to customers in suitable conditions.   
Leased Housing Facilities Branch:
Coordinates all work orders and maintenance issues with local house caretakers, contractors, and preventive maintenance teams. 
Single Soldier Housing Branch:
Single Soldier Housing also referred to as the First Sergeant Barracks Program (FSBP) is the single point of contact as it pertains to housing single Soldiers.  The First Sergeant Barracks Program’s day-to-day operations are performed by All Star a contractor hired by the U. S. Government.  All Star performs task such as assignments, pre-inspections, terminations, issuance of keys, responding to  lock outs, and scheduling maintenance just to name a few of the services provided.
Furniture Management:
Our counselors also provide counseling/support for Government furnishing to eligible Families.  The following personnel are eligible for Army Family Housing (AFH) furniture and household equipment support. Soldiers with command-sponsored family member’s and eligible DOD civilian personnel appropriated and non-appropriated. Contracted personnel are typically authorized furnishing support.  Soldiers and civilian personnel, authorized to ship their full Joint Federal Travel Regulations (JFTR) weight allowance, may be provided temporary furniture (loaner sets) while household goods (HHG) are in- or outbound. Unaccompanied personnel who are authorized to reside in Unaccompanied Personnel Housing (UPH) i.e.: BOQs, SEQs. Eligible unaccompanied personnel who are authorized to reside in private rental housing may receive Government furnishings.
