Debt-To-Income Ratio
The relationship, stated as a percentage, between your monthly income and your minimum monthly debt payments, and frequently used by financial institutions as an indicator of a borrower's ability to take on additional debt.

Deed
The legal document transferring the title to real property.

Depreciation
A decline in the value of property. The opposite is appreciation.

Diversification
The process of helping reduce risk by investing in several different types of individual funds or securities.

Dividend
The share of the credit union's divisible surplus remaining after they have paid all expenses.

Document Preparation
Process of printing legal contracts, reviewing title searches, and appraisals. Lenders may or may not charge "doc prep" fees. Most commonly associated with mortgages, home equity loans, and home equity lines of credit.

Dow Jones Industrial Average
This is the best known U.S. index of stocks. It contains 30 stocks that trade on the New York Stock Exchange. It is considered a barometer of how shares of the largest U.S. companies are performing.

Down Payment
The amount of money you pay out of your own funds to the seller on the item you are purchasing, normally from 5% to 25%.
