Overview

A condominium project must be approved before applications for FHA mortgage insurance can be processed for individual units. The Condominiums feature allows authorized users to search for approved condominiums. Mortgagee Letter 2009-19 established the following new methods for approving condominium projects:

When a condominium project is approved through the HRAP/DELRAP approval method, a unique seven-character Condo ID is issued for the project. The set of units initially submitted for the project is given a three-digit Submission number of 001. Additional sets of units subsequently submitted for the same project are given the next sequential Submission number (002, 003, etc.).

Getting Condominium Information

  1. Specify the order in which your search results are displayed by making a selection from the drop-down list in the Sorted by field. Results are presented in alphabetical or numerical order based upon your selection.

  2. Enter at least one of the following requirements.

    State: Select the state in which the condominium project is located from the drop-down list. If All States is selected, an additional search criterion must be entered such as Condo Name or City.
    Condo ID: Type the full or partial FHA-assigned ID of the condominium project. Note: For the HRAP/DELRAP method, the ID begins with the first letter of the HUD Homeownership Center (HOC) with jurisdiction over the project (A - Atlanta, D - Denver, P - Philadelphia, or S - Santa Ana).
    Condo Name: Type the full or partial name of the condominium project.
    City: Type the full or partial name of the city in which the condominium project is located.
    Zip Code: Type the full or partial zip code for the area in which the condominium project is located.
    Note: If the City, Condo Name, or partial Condo ID is entered, the State must also be selected.

  3. The following optional search criteria changes and additions can also be made:

  4. Status: Change the condominium status by making another selection from the drop-down list in this field. This is the status of the condominium project submission. If one set of units was submitted for approval, the status is the same for the condominium project and submission (i.e., submission 001). If more than one set of units was submitted for approval, the status of the submission may be different than the status of the project. For example, the condominium project may have an Approved status and submission 002 may have a Withdrawn status.
    Search Type: Change the Search Type (Projects, Submissions, or Both) by making another selection from the drop-down list in this field.  If Submissions is selected, the search is based on submissions 002 and higher for a condominium project.
    Begin Date and End Date: Type the date range within which the Status of the projects and/or submissions became effective in the Begin Date and End Date fields.  Either the Begin Date or End Date field can be left blank or both dates can be entered. Use an mm/dd/yyyy format, such as 09/15/2011.

  5. Click Send. If information was found, the Condominiums List page appears with a list of the condominium projects that match the search criteria you entered. If the list spans more than one page, click Next or Previous to move from page to page. You can also select a page number from the drop-down list in the Go to page field. Then, click Send. The page number you are currently viewing is displayed above the Go to page field (Example: Page 3 of 5). Continue to Viewing the Details of a Condominium Project.

    If there is an error, the Condominiums page appears with a Message field above the search criteria and an Error(s) Detected field below them. Review the information in these fields. If there are no records that match the search criteria, the Error(s) Detected field displays No Records Matched Your Selection Criteria. Make any necessary corrections and process again.

Viewing the Details of a Condominium Project

To view the details of a condominium project listed on the Condominiums List page, do the following:

  1. Locate the condominium project on the list.

  2. Click the Exists link in the Comments field to display sharable comments about the project on a pop-up page. Then, click Close to close the pop-up page.

    Click the link in the Condo Name column. The Condominium Project Maintenance Results page appears with details on the condominium project. To return to the Condominiums page and perform another search, click New Request.
