Multifamily Affordable Housing

We are working hard to solve some of the toughest challenges facing affordable housing today. Our Multifamily affordable debt and equity businesses act as reliable sources of capital in financing affordable rental housing for low- and very low-income individuals and families across the country.

Multifamily Seniors Housing

Seniors housing options are critical for our country’s aging population. Whether independent living, assisted living, or Alzheimer’s and Dementia Care, our Seniors Housing team is there to help borrowers creatively structure loans to provide seniors housing solutions.

Multifamily Student Housing

The student housing industry is vital to higher education, which is why we provide mortgage financing options to apartment buildings principally serving undergraduate and graduate students.

Sustainable Communities

Through our Sustainable Communities initiative, we are working to find innovative solutions to the affordable housing crisis. By developing partnerships in different sectors of the communities we serve, we are pioneering forward-thinking ways to responsibly increase access to credit, enhance housing supply, and reduce overall housing costs.

Manufactured Housing

In June 2018, Fannie Mae announced MH Advantage®, a new homeownership option that pairs affordable financing with specially designated manufactured housing sharing characteristics of typical site-built homes.

Single-Family Community Seconds

Providing opportunities for populations with limited income, Community Seconds® enables a subordinate mortgage loan financed by a federal, state, or local government agency, a nonprofit entity, or certain other community organizations, to be used in conjunction with the first mortgage loan purchased by Fannie Mae.

HFA Preferred

Fannie Mae recognized the need for a product that would enable borrowers with limited funds for down payment and closing costs, and who need flexibility on credit and income sources. HFA Preferred™ is a product that addresses all of these issues, expanding access to affordable housing across the U.S.

Disaster Response Network

We’re focused on providing support and assistance to impacted families and communities when disaster strikes. Through our comprehensive relief options and Disaster Response Network™, we ensure that homeowners with a Fannie Mae-owned loan will receive mortgage relief benefits designed to assist with claims and help speed recovery.

HomeReady

With our HomeReady® program, we help lenders make loans available to buyers with down payments starting at 3%.

Homeownership Education and Counseling

In addition to several other partnerships and programs, in 2018, Fannie Mae supported the Housing Partnership Network in developing and introducing Launchpad®, a new technology platform designed to enable housing counselors to better serve the needs of prospective and existing homeowners and renters across the U.S.
