Project Superintendent

SUMMARY

The Project Superintendent is responsible for profitable field operations on small to medium size and more straight forward projects; establishes the safety culture on the jobsite and works closely with Project Manager to manage schedule, budget and staff to achieve profitable outcomes; and creates and maintains effective client, vendor, supplier, and sub-contractor relationships.

MINIMUM QUALIFICATIONS:

  • A high school degree is required. Industry related college degree is preferred.
  • Five years of project construction superintending experience is required.
  • Experience in a fast-paced environment; proven history of leading others successfully and to teach, develop and mentor others.

CREDENTIALS AND/OR SKILLS AND ABILITIES:

  • Ability to read and interpret construction documents; knowledge of construction methods and materials.
  • Excellent leadership skills. Understanding of and general orientation to project management database.
  • Communication, negotiation, project management, judgment, decision making, relationship building, organization, initiative, problem-solving, analytical, layout skills with total station and multi-tasking are all necessary skills for this role.

DUTIES OF THE POSITION:

  • Participate, as required, in the development of the project plan, moisture infiltration plan, risk mitigation plan, freeze review plan, etc. and ensure proper execution.
  • Conduct equipment review and create appropriate plans; and submit equipment usage reports to warehouse manager.
  • Create plans for self-performed work.
  • Make recommendations for ways to reduce operating or maintenance costs, improve scheduled completion dates, decrease project scope and/or costs or improve the quality of the project based on project documents.
  • Work with General Superintendent to forecast manpower needs for self-performed work.
  • Review purchase orders and subcontracts to understand and administer the scope. Advise the Project Manager (PM) of any scope discrepancies.
  • Consult with the PM or Construction Manager (CM) in the selection of foreman and assistants.
  • Conduct pre-construction meetings with appropriate subcontractors prior to their start in the field.
  • Review and enforce all prime contract and sub contract terms and obligations.
  • Construct the project in accordance with the plans, schedule, specifications and the best standards of the trade. Organize the work for optimum utilization of manpower, equipment and supplies. Monitor the field performance for all aspects of the project.
  • Ensure that all required contracts, insurance and bonds are in place prior to subcontractors starting work.
  • Ensure weekly subcontractor meetings are occurring and minutes recorded and distributed.
  • Maintain and protect all tools, equipment and materials on the jobsite.
  • Ensure that all layouts are completed accurately and are conveyed to the appropriate parties. Responsible for site logistics and layout plans and procedures.
  • Organize site and cleanup to present a professional image and provide safety to the public.
  • Actively manage all project costs. Consult with the Project Manager when budgets are going to be over or under original projections. Monitor estimated versus actual costs. Assist Project Manager with accurate monthly cost projections.
  • Notify Project Manager immediately of any field work orders and complete appropriate documentation.
  • Update labor quantities weekly and assist Project Manager in updating material equipment report on a timely basis.
  • Assist the Project Manager in developing, updating and maintaining the project schedule. Document all delays, back charges or other extra work. Initiate changes to keep the project on schedule. Inform the Project Manager of any conditions that affect the scheduled delivery dates for materials.
  • Create and execute on punch list plan.
  • Conduct review of as-built drawings to assure they are in compliance with the field record set.
  • Prepare a two-week look ahead at schedules and review with subs at coordination meetings.
  • Review and approve payments to subs, vendors and suppliers.
  • Conduct weekly job coordination meetings with subs. Coordinate the work of the sub’s field forces and inform Project Manager of any lack of performance.
  • Assist the Project Manager in continual evaluation of all plans.
  • Ensure all assigned personnel comply with all company regulations.
  • Understand and openly discuss role profile for direct reports; and make recommendations regarding staff development needs and disciplinary actions, if warranted; and complete performance appraisals for direct reports.
  • Respond effectively to RFI’s and coordinate response in the field.
  • Manage routine relations with Union reps. Know all provisions of current labor contracts. Discuss any issues with the Construction Manager.
  • Manage routine issues with owners and architects’ reps; and prepare periodic owner status reports as required.Discuss issues with Project Manager or Construction Manager.
  • Create and maintain working relationships with owners, architects, vendors, governing authorities, subs and general public during all phases of the construction process. Identify their strengths and weaknesses and seek to improve the company’s image with them and the general public.
  • Assist in pre-construction phase as requested.
  • Other duties as assigned.

Physical Demands and Work Environment:

  • Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction.
  • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl.
  • While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; and outside weather conditions.
  • The noise in these work environments maybe moderate to very loud.
