Description of Project:
Situated on a 27-acre campus in the Hato Rey section of San Juan, Puerto Rico, the Clemente Ruiz Nazario U.S. Courthouse and Federico Degetau Federal Building represents the largest GSA-owned asset in the Caribbean. The two connected buildings offer 441,750 gross square feet of space for federal agency needs.
This project will provide a variety of sustainable features that will modernize the 35-year old complex into a high-performing energy efficient facility. These features include a rooftop array of photovoltaic panels to reduce electrical demand; roof-mounted solar thermal panels for hot water; a new mechanical system that will both improve air quality and be more energy efficient; and energy-efficient lighting.
The project anticipates achieving a LEED silver rating when it is substantially completed in December 2014.
This $85 million project is one of several in Puerto Rico that is being funded by the American Recovery and Reinvestment Act of 2009.

Status:
The following status is as of March, 2011:
- The Veterans Administration (VA) offices located on the 2nd and 3rd floors of Degetau vacated the premises in December 2010.
- The contractor mobilized in February 2011.
- Demolition of the VA offices is now in progress including the removal of partitions, ceilings, floor finishes and ducts, and public restrooms on the 2nd and 3rd floors.
- Asbestos abatement in the VA offices is scheduled for April 2011.
- Four Temporary cooling towers were delivered on site in March 2011 in preparation of the installation of the replacement of the existing cooling towers.
