Housing FAQs

Do you take advance applications for housing?
For unaccompanied E6 and below, unit barracks are immediately available for housing. Unaccompanied E7 and above, command sponsored families, and joint domicile couples must inprocess at the Housing Office to determine eligibility date to be placed on the appropriate waitlist.

Do I have to register with Housing?
Unaccompanied E6 and below being housed by unit barracks do not have to register with Housing. Unaccompanied E7 and above, command sponsored families, joint domicile couples, and non-command sponsored families MUST register at the Housing Office.

When do I have to register for housing?
You must register within 24-hrs of your arrival to Camp Humphreys; if you arrive on Friday evening or during a holiday, please report to the Housing Office by the next business day. The Housing Office is open during training holidays, but closed on Federal and Korean Holidays.

What do I need to bring to register with Housing?
All your orders (PCS, Pin-Point, Command Sponsored, Joint Domicile, Amendments, TDY enroute, etc.), DA Form 31 (Leave Form), and DA 137-2 (Installation Clearing Record – for Command Sponsored families only).

Do you use temporary quarters to house families?
The Humphreys Lodge is used for new inbound families.

What type of housing am I eligible for?
If Command Sponsored, your command sponsored orders will state your bedroom entitlements. If unaccompanied E7 and above, you will be eligible for Senior Leader Quarters.

Can I select the area where I want to live?
You may select the area you want to live off-post; on-post, AFH is centralized in one location, while the SLQ’s are in a general walking area.

Can I choose to live off post?
If you are command sponsored, you will initially reside off-post as there are limited on-post family housing available.  If you wish to reside on-post, you will be placed on the appropriate waiting list at the time of your in-processing; once your name comes up on the waiting list, the Housing Office will call you to offer your on-post quarters.  If you prefer to reside off-post, you can elect to remain off the waiting list.  If you placed your name on the waiting list and are called with an offer for on-post housing, yet you prefer to remain off-post, you can decline on-post quarters and remain off-post for the duration of your tour.

Is there a waiting list for off-post housing?
No, most off-post housing is immediately available for move-in.

How long does it take to find economy quarters?
Most families find homes within 2 or 3 days of arrival, and are able to complete the paperwork, do the safety inspection, lease signing, and furnishings delivery within 10 days.

How much is rent?
Rent is determined by the fair market value calculator.  Around the USAG Humphreys area, it varies anywhere from $1,000 to $1,500.

What are my housing entitlements?
You are entitled to Overseas Housing Allowance (OHA), a separate Utilities allowance, and a one-time Move In Housing Allowance (MIHA). 

What is OHA?
OHA is the overseas equivalent to Stateside BAH in that it is used to pay your rent.  OHA is based on the local currency (Korean Won) and is paid out in your LES like BAH.  OHA is based on your pay grade and dependent status (with or without).  You can find your OHA rate at http://www.defensetravel.dod.mil/perdiem/ohaform.html - Under “Location,” type in the “Locality Code” of KS035.  Enter your pay grade and dependent status as appropriate, and another pop up screen will list your OHA rate, utilities rate, and MIHA.

Do I have to apply for Overseas Housing Allowance (OHA)?
Yes, you have to apply for OHA.  At the time of your lease signing, you will go over the terms of your lease with the landlord/realtor and the Housing Lease Negotiator.  Once you sign your lease, the Housing Lease Negotiator will help you fill out the DD Form 2367 to start your OHA.  The Housing Lease Negotiator will submit your DD Form 2367 to the Housing Chief for signature, and then automatically send it to the Finance Office to start your OHA. http://www.defensetravel.dod.mil/perdiem/faqoha.html

How do I know how much rent I can afford to pay?
You can find your OHA rate at http://www.defensetravel.dod.mil/perdiem/ohaform.html - Under “Location,” type in the “Locality Code” of KS035.  Enter your pay grade and dependent status as appropriate, and another pop up screen will list your OHA rate, utilities rate, and MIHA.  These amounts will be listed both in US dollars and local current (Korean Won).  If you find a home for less than your OHA amount, your lease will be written for that amount and you will receive exactly that lesser amount.  If you find a home for more than your OHA amount, your lease will be written for that amount but you will receive up to that OHA amount; anything exceeding that amount will be an out-of-pocket expense for you.  http://www.defensetravel.dod.mil/perdiem/faqoha.html

Will OHA cover all my housing costs?

I am planning to take my family overseas with me.

Will I get a housing allowance for them?
If you bring your family with you, you will be entitled to OHA and Utilities at the with-dependent rate. 

What if I get married after I have been living off post with a CNA do I have to apply for on post quarters?
Yes.  If you would like to reside in on-post family housing, you will need to contact your unit S1 to request command sponsorship.  Once you receive approved command sponsorship orders, you can come to the Housing Office to apply and be placed on the appropriate waiting list.

What is Move In Housing Allowance (MIHA)?
The Move-In Housing Allowance is a lump sum flat rate that you will receive upon moving in to a new off-post house.  This allowance helps offset expenses incurred when first setting up your household, such as cable, phone, etc.

How can I find out what kind of utility bills and "move-in" expenses to expect?
The utilities and MIHA amounts are based on the reported average expenses of service members assigned to the USAG Humphreys area.  Based on those allowances, you can establish a budget on how much you can expect to spend. Typically, upon move in, you will be required to pay first months rent and security deposit.  Many rentals require the security deposit to be equal to the monthly rent.

What is Temporary Lodging Allowance (TLA)? 
TLA is the allowance that offsets the higher costs of staying in a hotel and eating out daily.  You can check the TLA rates on http://www.defensetravel.dod.mil/perdiem/perdiemrates.html; for COUNTRY/STATE, look for “Korea.”  In the list that pops up, look for “Camp Humphreys.”  Due to the immediate availability for off-post housing, you will be authorized 10 days TLA.  If your request an extension, you must place an official request through the Housing Office;  you MUST turnin the "Housing Search List" form showing that you have aggressively house-hunted but there were no available housing off-post.  Please be aware that TLA extensions will not be considered for approval without the "Housing Search List" form. http://www.defensetravel.dod.mil/perdiem/faqoha.html

What do I need to do to claim TLA?
You will need to report to the Housing Office within 24-hrs of arrival to USAG Humphreys.  If you are going off-post, you will receive the off-post briefing that includes the “Housing Search List.”  You must fill out this list with the realtors/landlords to show that you are aggressively seeking housing, and turn in that list either at your lease signing appointment or when you turn in your TLA receipt and copies of all your orders.  If you are unaccompanied, you will need to report immediately to the Housing Office for verification that TLA will be authorized.  TLA will only be authorized for those families/soldiers that receive a certificate of non-availabilty (CCNA) from housing.  All others will pay out of pocket expense for TLA.

What is the waiting time for housing?
Due to the limited housing available, waiting time of on-post housing varies from 6 to 12 months, sometimes longer.

What is a waiting list?
Waiting lists are the lists kept by the Housing Office to determine who is next to be offered on-post housing. 

Will I be allowed on the waiting list for government quarters before approval of my change of status request?
No; in order to be placed on the wait list, you will need approved command sponsored orders reflecting an "H".

When may I bring my family to Korea?
With approved "H" command sponsored orders, you may your family to Korea as soon as possible.

What if I just bring my family over on my own, without authorization for family travel?
You will still be entitled to OHA and Utilities at the with-dependent rate, as well as the one-time MIHA, and you will still need to in-process at the Housing Office for the off-post briefing as a Non-Command Sponsored family.  You will not be entitled to TLA, DLA or government furnishings.

How can I bring a dependent that is not on my orders to Korea?
You will need to contact your unit S1 to request command sponsorship.  If you have already received command sponsorship, you will need to contact your unit S1 to request an amendment to your command sponsorship orders to add your dependent.

What is my eligibility date and how does that effect my place on the waiting list?
You eligibility date is determined by your DA Form 31 (Leave Form) and your DA Form 137-2 (Installation Clearing Record).  You must submit both forms to be placed on the appropriate waiting list.  Your eligibility date is based on the date that you cleared your last permanent duty station, as entered on both forms.

How do I know if I have an accompanied or unaccompanied tour?
Your orders should state if you are accompanied or unaccompanied.  Command Sponsorship and Joint Domicile orders are issued by IMCOM-Pacific; Command Sponsorship also has a required “H” number (ie H-1234).  If you do not have either an IMCOM-Pacific Command Sponsored or Joint Domicile order, or no “H” number for command sponsorship, you are serving an unaccompanied tour.

I am on an unaccompanied tour.  How can I change my tour?
You will need to contact your unit S1 to request command sponsorship.

What is concurrent travel?
Concurrent travel allows you and your family to travel together to your next permanent duty station.  All command sponsorship and joint domicile orders will be issued with “concurrent travel to economy quarters,” as there are off-post housing immediately available. If you elect to come ahead of time without your family, you will need to set up house before your family arrives so that they can go straight from the airport into the home; no additional TLA will be authorized and you will have 60 days to bring your family here (BAH stops on the 61st day).

What does deferred travel mean?
Deferred travel means that your family will not be traveling with you because there are no houses immediately available or you are having approved delays for your family’s travel.  You will have up to 120 days max to bring your family members to Korea (BAH stops on the 121st day).  It is your responsibility to find and set up house before your family arrives, so that they can go straight from the airport into the home; no TLA will be authorized.

How long is the waiting time for housing if I am on deferred travel orders and how long before my family can come?
Due to the immediately availability of off-post housing, you will not receive deferred travel unless you have requested it due to unforeseen delays.  Waiting list time remains the same, approximately 6 to 12 months.

If we do not want to live in government housing do we still have to wait the 60 days for the non-availability statement? 
No, you will be issued a CNA statement at the time of your lease signing.

What if I am TDY in route, do I have to wait until I arrive before I can be put on the housing list?  Does it start from the time I finish the course or when I arrive in Korea?
When you in-process at the Housing Office, you will need to submit all your orders (PCS, pin-point, command sponsored, TDY orders, etc.) as well as all your DA Form 31 and DA Form 137-2.  Your eligibility date will be determined from all these documents and backdated to the date you cleared your last permanent duty station.

How many bedrooms am I authorized if I have three children and they are all command sponsored? 
Depending on the age and sex of the children, you will be authorized either a 3-bedroom or 4-bedroom home.

What size are the quarters and can I get a floor plan?
Sizes range from approximately 1600 SF (2-bedroom) to 1800 SF (4-bedroom).  If you are eligible for 5-bedrooms, there are 8 units of 2800 SF.  Floor plans are available upon request.

Can I receive government furniture for my quarters?
Those who have command sponsored orders, joint domicile orders, or are unaccompanied with a CNA, will be authorized government furnishings support. 

What kind of government furniture can I request?
Government furnishings support is based on your orders.  If you are command sponsored, you will be authorized family housing furnishings; if you are joint domicile or unaccompanied with a CNA, you will be authorized unaccompanied furnishings. 

Can I get as many of one item as I want?
You will be authorized a set amount according to your orders.

How long can I keep the government furniture once I sign for it?
You may keep the government loaner furnishings for the duration of your tour (this applies to military only).  If you should change your status (ie, from unaccompanied to accompanied or Joint Domicile to Command Sponsored), you may return to the Main Housing Office (Bldg 307) for a different furnishings entitlement.

We have been told that quarters in Korea are somewhat different from American quarters, are they?
Yes, quarters in Korea are different than American quarters.  Korea maximizes space by building vertically, so there are a lot of high-rises and apartment/condo-style homes.  There are not many single family houses with garages or large yards.  Closet/storage space can be limited.  There are no central air conditioners used off-post; normally, the apartments come furnished with a single large standalone air-conditiong unit and one or more smaller wall units.  For the chilly winters, the homes are heated through heated floors, so many apartments have hardwood floors, marble tile, or linoleum instead of carpeting.

Are there washer and dryer hook ups in the quarters? 
There are washer and dryer hook ups in the off-post quarters.  You will not be authorized to bring your washer and dryer; however, you can request government loaner washer and dryer to use for the duration of your tour.

How many bathrooms are in the quarters? 
All on-post family housing has at least 2 bathrooms. 

What should I bring and what should I put in storage or sell?
We do not recommend that you bring your washer and dryer, as our Furnishings Branch will provide those on a loaner basis.  We also do not recommend that you bring oversized furniture, such as German shrunks, large entertainment units, oversized couches, etc.

What about my electric appliances, TV and computer?
Yes, you are encouraged to bring your electric appliances, TV, computer, etc.

Where are the DODDS schools located?
DODDS Schools are located on both USAG Humphreys and Osan Air Base.  Pre-K to 8th grade can attend the USAG Humphreys Schools; high school students are bussed and attend the high school on Osan Air Base. 

I qualify for UPH housing.  Do I have to sign up for it even if I want to live on the economy?
Yes.  If you are unaccompanied, you will have to in-process at the Housing Office to determine your housing status.  If occupancy falls below the AR standard, you will be assigned on-post SLQ will only be issued a CNA to reside off-post.  If occupancy exceeds AR standards.

What do I need to bring when I sign up for UPH?
You will need to bring all of your orders (PCS, Pin Point, TDY Enroute, Amendments, etc.) as well as your DA Form 31 (if you have more than one, please bring them all).

Can I get assistance with the telephone company  from the housing office?
The Housing Office can refer you to the LG Uplus telephone company (located in the back of the Exchange) or else you can elect to use any of the off-post cell phone companies.

I live off-post, how do I sort my garbage for recycling?
Ask for guidance cheat sheet from your property manager according to the city requirements to recycling.  The off-post markets and the Commissary sells the necessary Korean approved trash and food bags.

I need to have work done in government quarters, who do I call, how do I place a work order?
You can place a work order by calling 031-658-6091 (AFH) or 753-6068 (UPH).

Can I bring my pet?
If you are coming command sponsored or joint domicile, you may bring your pet; please contact the Osan Air Base Vet Clinic for more information.  If you are unaccompanied, please do not bring your pet, as there is no guarantee that you will approved to reside off-post and pets are not authorized in the SLQ’s.

Are there restrictions on what type of dog I can have?
Dangerous dog breeds to include, but not limited to, American Pit Bull, Stafford Bull Terrier, Bull Mastiffs, Dogo Argentine, Rhodesian Ridge Back, Dogu-D-Bordeaux, Chinese Fighting Dog, Doberman Pincher, and crossbreeds of these dogs are strictly forbidden in on-post housing.

I have guests visiting, can they stay in my quarters?
Yes, visiting guests may stay in your quarters with appropriate approval.  You can submit the Visitor Request Form and Visitor Policy that is in your in-processing packet, or come to the Housing Office to request extra copies.  You will submit your forms to the Housing Office for approval.

How long can a guest stay in my quarters?
The Housing Chief can sign approvals for guests staying 30 days or less.  Anything over 30 days must be approved by the Garrison Commander.
