Basic Information about the VA Home Loan Guaranty Program

If you have questions about how the program works that you don't get answered on this website, please talk with your lender or call us. If you currently have an application pending with a lender, then that lender is your best source for the status of your loan. If you would like more information concerning the VA's Home Loan Program, you may also look at the VA's national website at www.vahomeloans.gov.

What VA Home Loan Benefits are available?
Veterans eligible for home loan benefits are entitled to a mortgage loan with no down payment. A VA loan can be used to purchase a new or existing home, or to refinance an existing mortgage.

Who is eligible?
Veterans who were discharged under conditions other than dishonorable AND who meet the service requirements are eligible for VA home loan benefits.

How do I get a VA loan?
To get started, you should visit a lender. While VA cannot recommend a specific lender, we do suggest you start with the bank or credit union you currently do business with. Another suggestion is to ask friends or relatives for a recommendation. For a partial list of lenders that do business in your location, visit the VA E-Lenders nationwide query.

The lender may be able to request a VA Certificate of Eligibility online. Alternatively, you can request a certificate directly from VA.

 

The next step is to find a home. Once you find a property, the lender will order a VA appraisal and walk you though the closing process. Depending on market conditions, this may take anywhere from a couple of days to several weeks.

How is an appraisal different than a property inspection?
An appraisal is a determination of value. An inspection is concerned with the condition of the property.
