Background

HEI Hotels & Resorts has selected the Marriott La Jolla to undergo $833,000 worth of energy conservation related capital projects. These operational programs and capital projects have delivered a 12% year-to-date savings as of June 2012 when compared to calendar year 2011 and upon project completion are estimated to deliver annual savings of over $200,000 or 27%.

Solutions

HEI implemented a number of energy conservation operational programs, including: the Energy Looking Glass dashboard, Energy Set-Point program establishing operational set-points for hot and chilled water systems, and the BUZZ Committee to coordinate conservation activities and encourage leadership in energy savings. HEI also created and placed custom energy conservation posters throughout the hotel.

 

 


Other Benefits

As an added bonus to the savings achieved as a result of these capital projects, HEI has received $63,000 as part of the State of California’s demand side management (DSM) rebate program. HEI will continue to pursue rebates for all capital projects where possible.

In addition, HEI has entered the Marriott La Jolla as a contestant into the EPA ENERGY STAR’s National Building Competition.

Background

The Marriott La Jolla’s existing physical plant, lighting and HVAC systems all qualified for HEI’s standard energy conservation package of proven technology and components. This package includes: upgrades to LED and T-8 lighting fixtures, installation of motion detectors, upgrades to the chiller and boiler plant, Energy Management System (EMS) enhancements and installation of Variable Frequency Drives (VFDs). These energy efficiency initiatives solidified the company’s business decision to make the capital investment.

Solutions

As of August 1, 2012, HEI implemented the following energy efficiency measures at the Marriott La Jolla property:

  • Chiller replacement: Cost $170,000, California rebate of $25,000
  • Installation of programmable guestroom thermostats: Cost $140,000
  • Kitchen Exhaust VFDs and controls: Cost $45,000
  • EMS upgrade: Cost $30,000
  • Lighting upgrades: Cost $83,000, California rebate of $14,000
  • Retro-commissioning scoping study: Cost $10,000

Other Benefits

In November 2012, HEI plans to implement the following projects to further improve upon the efficiency of the hotel:

  • Peak load control system VFDs: Cost $190,000, California rebate of $24,000
  • Boiler upgrade: Cost $180,000

HEI has learned that every hotel purchased by the company, whether it be in 2004 or 2012, has the potential to improve from an energy conservation standpoint. The Marriott La Jolla has the ability to become the most successful energy conservation conversion HEI has ever completed.
