At Minot AFB, military family housing is undergoing privatization. The estimated start to privatize housing is the summer of 2013. Once privatized, Balfour Beatty Communities (BBC) will own the family housing and is responsible for maintaining, repairing, constructing and managing the community. During this transition the Housing Management Office (HMO) will continue to take care of all of your base housing needs.

Applying for Government Housing
If you desire to live in government housing, please submit an advance application for assignment (DD Form 1746) through the HMO at your losing installation with a complete copy of your PCS orders. The effective date of the application is the date you depart your prior installation (including members with TDY enroute) or the date ordered to active duty.
Applications can also be submitted upon arrival during your first visit to the HMO. HMO staff will be able to assist in the completion of the application and will review PCS orders and housing options with you. For walk-in applications, as long as you apply for government housing within 30 days of arrival, you will be placed on the waiting list effective the date you departed from your previous installation. After 30 days, the application date will be the date of the walk-in.
Please be sure your application identifies and includes supporting documentation for an impending promotion or gain of dependents so that you can be placed on the appropriate waiting list.
Applying for Privatized Housing
Once privatization occurs, you will contact the HMO as soon as you know you are moving to Minot. The government housing team will provide you the latest information about privatized housing and details about the application process. The HMO will also update you on any base specific policies regarding residing in privatized housing.
Community Amenities
Privatized housing is comparable to housing in the local community and provides a wide variety of amenities and support services.
Once housing is privatized, contact BBC for information about the future community features. Services such as total lawn care, regular resident events, pest management, dog parks, a community center, and indoor splash playground are just some of the amenities you will find at Minot Family Housing. As a resident of privatized housing, contact the Property Management Office to obtain more specific information on the services available at your location.
Paying Rent for Privatized Housing
Once privatization occurs, paying rent is similar to living in the local community and you will sign a tenant lease agreement, typically, for a one-year term. Your lease includes a military clause and a lease termination clause. You pay your monthly rent by authorizing an allotment of your BAH that is paid directly to the Property Manager. If your move occurs prior to the allotment start date, then you will need to pay the pro-rated rent directly to the Property Manager. The Tenant Lease Agreement spells out all relevant rent payment terms and conditions.
Gas and Electric Utilities
Once privatization occurs, at this location, homes are not metered and your rent will include these utility costs, up to your full BAH amount. For more information about your utilities, please contact the Property Management Office.
During the Initial Development Period (IDP), Minot Family Housing will bear the responsibility for all of the utility cost to include water, waste water, gas and electricity. Following the IDP, the tenants will be responsible for paying for their gas and electricity consumption.
Personal Property Insurance
You are encouraged to obtain legal liability and personal property insurance for your possessions and you should choose the options and amounts that best fit your needs and lifestyle. Before purchasing your insurance, please consult the Property Management Office for more information about coverage which may already be available.
School Information
Good quality education is provided on base for the children of the military community at Minot AFB. Schools require the child's birth certificate, current immunization record and last school attended in order to register. |
