At JB MDL, military family housing is privatized with United Communities at McGuire Dix and Balfour Beatty Communities at Lakehurst. Privatized housing at Lakehurst is managed in partnership with the Department of the Navy. Privatized Housing at McGuire-Dix
At McGuire-Dix, United Communities owns the family housing and is responsible for maintaining, repairing, constructing and managing the community. In addition to your option to purchase and rent housing in the local community, you now may choose to live in privatized housing by signing a tenant lease agreement with United Communities.

Applying for Privatized Housing at McGuire-Dix
Contact the HMO as soon as you know you are moving to JB MDL. The government housing team will provide you the latest information about privatized housing and details about the application process. The HMO will also update you on any base-specific policies regarding residing in privatized housing.
Community Amenities at McGuire-Dix
Privatized housing is comparable to housing in the local community and provides a wide variety of amenities and support services. Community features such as two community centers, playgrounds/tot lots, walking trails and swimming pools are just some of the amenities you will find at United Communities. As a resident of privatized housing, contact the Property Management Office to obtain more specific information on the services available at your location.
Paying Rent for Privatized Housing at McGuire-Dix
Unlike most rental properties in the local area, you will sign a tenant month-to-month lease agreement. Your lease includes a military clause and a lease termination clause. You pay your monthly rent by authorizing an allotment of your BAH that is paid directly to the Property Manager. If your move occurs prior to the allotment start date, then you will need to pay the pro-rated rent directly to the Property Manager. The Tenant Lease Agreement spells out all relevant rent payment terms and conditions.
Gas and Electric Utilities at McGuire-Dix
At this location, homes in the community are not metered and your rent will include these utility costs, up to your full BAH amount. For more information about your utilities, please contact the Property Management Office.
Personal Property Insurance at McGuire-Dix
United Communities (UC) will provide renter's insurance for all referred tenants. Coverage includes $20,000 for personal property liability, $100,000 for personal liability for UC property with a $250 deductible. UC is not responsible or liable for personal property loss. Tenants have the option to purchase additional insurance as they see fit.
School Information at McGuire-Dix
See the United Communities website for information on the school district selection policy. Policy changes were implemented in August of 2011.

(Falcon Courts East, Falcon Courts North and Starlifter) are located in the North Hanover and Northern Burlington School District.
