St. Louis Fed Releases Second Quarter Housing Market Conditions Report

ST. LOUIS – The Federal Reserve Bank of St. Louis has released the second of its quarterly Housing Market Conditions (HMC) report for the United States and states that comprise the Bank's Eighth District: Arkansas, Illinois, Indiana, Kentucky, Missouri, Mississippi and Tennessee.*

The report reflecting housing market conditions as of second quarter 2012 can be found via the Fed's HMC web site.

New Heat Maps

Each state has two color-coded heat maps: one that displays seriously delinquent mortgages by zipcode, and another that shows the change per zipcode from the previous quarter.  Each heat map now features a new "zoom" capability that allows viewers to hover over a section of each map and see the area in greater detail. In addition to the heat maps, each state report contains a list of the top 10 zipcodes with the greatest percentage of seriously delinquent mortgages for the most recent quarter.

The report also includes a map of seriously delinquent mortgages across the U.S. on a county-by-county basis, along with a map of the respective changes from the previous quarter.

House Price Performance

Updated graphs of house prices since 2000 for the U.S. and for each of the Eighth District states are also provided in the report.

All states in the Eighth District saw a modest increase in house prices in the second quarter compared with the first quarter of 2012, ranging from a high of 2.4 percent in Arkansas to a low of 0.4 percent in Illinois. On a year-over-year basis, Illinois also reflected the weakest house price performance, declining 2.1 percent compared with the second quarter 2011. All other states showed a year-over-year increase, with Arkansas leading with a 7.8 percent rise from the second quarter of 2011.
