FAS Renovation Is Certified LEED Gold

 

Description of Project


The Federal Acquisition Service (FAS) has renovated three floors of office space at 26 Federal Plaza in lower Manhattan. The project provided for the integration of Federal Supply Service and Federal Technology Service offices into one FAS organization.

The new offices, located on floors 19 through 21 of the building, have been designed to foster an open, collaborative environment where employees can excel, be productive, and demonstrate operational excellence.

The new renovated space showcases the FAS brand and image, reflecting the professional sense of the environment and improving the experience for customers, vendors, visitors, and staff.

 

Sustainable Features


To provide an energy-efficient and sustainable workplace, the original goal of the project was Leadership in Energy and Environmental Design (LEED®) silver. As the project has gotten underway, it was decided that the project could achieve LEED® gold status.

Some of the features that contributed to the gold certification include:

  • Daylight harvesting
  • Green housekeeping plan
  • Innovation in design sustainability education program for employees and the general public
  • Carpet, paint, and adhesives with low volatile organic compounds (VOCs) for improved indoor air quality
  • Materials with high recycled content including the carpet, countertops, and furniture
  • Forest Stewardship Council (FSC) certified wooden furniture
  • GreenGuard-certified furniture systems
  • Open plan office for improved views and daylighting
  • Water conservation controls including low-flow plumbing fixtures
  • Improved indoor air quality
  • Energy-efficient lighting fixtures with occupancy sensors
  • Electrical and HVAC equipment (proposed)
  • Commissioning of HVAC and lighting
  • Construction waste management

The design also includes bicycle parking room on three floors to accommodate staff members who ride bicycles into work and need to store them during the work day.

Timeline


The project started in January 2010 and was completed in March 2011. Construction was completed in phases with floors being renovated one at a time. While each floor was under construction, employees worked in a temporary space at 290 Broadway.
