Description of Project

A developer proposes to redevelop a 1.81-acre industrial site located between Little Falls Parkway and the Capital Crescent Trail in Montgomery County, Maryland. Currently the only access to the site is through an easement on adjacent industrial properties off of Butler Road. The requested change to the Little Falls Stream Valley General Development Plan, would allow for an easement, approximately 95 feet in length, to the proposed townhouse community, directly off Little Falls Parkway through parkland.

Because the parkland was acquired through Capper Cramton Act funding, changes to the Park’s General Development Plan, to allow for the easement, are required to be approved by NCPC; and therefore, NCPC has National Environmental Policy Act (NEPA) and National Historic Preservation Act responsibilities. Pursuant to NEPA, a draft Environmental Assessment was prepared to evaluate the proposed easement and the townhouse development in accordance with NCPC’s Environmental and Historic Preservation Policies and Procedures.
