How effective is it to advertise my property online?
Research shows that more and more homebuyers are using the Internet as a critical component of their real estate buying or selling effort. As a seller, you benefit from the fact that thousands of qualified buyers search this trusted site on a monthly basis.
How does the process work? How long does it take to create an ad?
Entering an ad is a straightforward process. How long it takes depends on how much information you choose to input. To expedite creating the ad, have all the details and photos about your house ready and enter this site from the fastest Web connection available to you.
Your ad will appear on HomeFinder.com if the property meets a user's search criteria.
Your ad will be posted to this site once it has been approved for publication. This typically occurs the same day you purchase your ad, provided you do so prior to 4 p.m. CT, Monday through Friday. (Ads are not reviewed on weekends or holidays.) Once approved, your ad goes live and an e-mail confirming this will be sent to you.
After you receive confirmation that your ad has been approved, the easiest way to find it is to use the search functionality available on this site - for example, to search by area (city) name and price. Potential buyers can find your property by searching in a variety of ways, as long it meets their search criteria.
What if my ad expires and I want to re-post my property?
If your ad expires, and you want to put your house back up on the site, you don't have to recreate your ad. Simply sign into your account, and click on "Order or Review Ads" link to place another ad.
What steps does this site take to help secure credit card transactions?
This site uses Secure Socket Layer (SSL) encryption for credit card transactions.
What if something goes wrong? What if I have a problem?
If you have a problem creating your ad, you can contact this site's support staff.
How much info can I enter to describe my property?
Enter as much or as little information as you want in the spaces provided to give viewers a good impression of your property. There are no additional charges for the number of characters entered. If you choose to skip sections, no "holes" will appear in your ad, and you can return later to add or edit information.
How will interested parties contact me?
Interested parties will use the contact information that you specify in your ad. You are required to provide a contact or "Lead E-Mail." However, it will not be directly displayed to the consumer. Optionally, you may also provide a phone number, which will appear on the site.
What if I don't have photos to upload?
You can start your ad now, save it, and then add photos before you actually purchase the ad.
We do recommend you submit a frontal overview picture of your home. This will act as your ad's primary photo, which displays to viewers on search results as well the listing detail page. Digital photos can be taken with a digital camera or scanned from a real photograph, then uploaded. This site accepts GIF and JPG file formats with a recommended file size of less than 500K. Larger files are accepted but will take longer to upload. Please note that images of anything other than your property will not be approved.
Can I include open houses in my ad?
Yes. You have the option to enter open house dates and details while creating your ad. These will display in your ad to viewers of this site. Once an open house date has passed, it is automatically removed from your ad.
Can I include a Virtual Tour with my ad?
Yes. If you have already created a virtual tour that exists on a different website, all you have to do is enter the web address/URL and it will display with the ad you create here.
Are updates to my ad free? What if I reduce the price of my house?
Yes. Updates to ads are free. Use your Account E-mail and Password to sign into your account. Once there, you may edit your ad's information.
Does HomeFinder.com collect any down payments, etc.?
HomeFinder.com does NOT collect payments or down payments, nor does HomeFinder.com participate in or guarantee any transaction. All transactions are between you and the property owner. Any e-mail or individual stating otherwise is attempting to scam you.
HomeFinder.com is NEVER involved in payment between the seller and buyer.
What if I receive a fraudulent e-mail, should I open it?
The best thing to do if you receive one of these e-mails is to delete it and not reply to the sender.
I received an e-mail stating that I have unread inquiries, what should I do?
This is a "phishing" attempt to gain access to your account. If you receive such an e-mail, delete it. If you've already clicked on the links and logged into your account, e-mail support@HomeFinder.com.
What are some items to watch for in recognizing scams?
• The contact may be unavailable to speak on the phone and is in another country.
• The contact is unable to meet face-to-face before completing the transaction, but will request some sort of payment.
• The contact asks for Western Union, MoneyGram, money order, escrow service or another form of payment.
• Typically, the properties are advertised at significantly below-market values in order to garner interest. Remember, if the deal sounds too good to be true, it probably is!
Does HomeFinder.com or Classified Ventures send checks?
HomeFinder.com is ONLY a classified ad-listing service and is NEVER involved in payment between the seller and buyer. Please don't accept any fraudulent checks from Classified Ventures (HomeFinder.com's parent company).
What are some FTC tips to avoid scams?
The Federal Trade Commission offers the following tips to avoid scams:
• Confirm the buyer's name, street address and telephone number.
• Don't accept a check for more than the selling amount.
• Consider alternative methods of payment such as an escrow or online payment service.
• If you accept a check, insist on one drawn on a local bank or a bank with a local branch.
• If the buyer insists that you wire back funds, end the transaction immediately.
• If a buyer attempts to pay with a winning check from a foreign lottery, end the transaction immediately.
• Resist pressure from the buyer to act immediately. An offer good today should be good after the check clears.
Other tips on how to protect yourself from scams:
• If a deal sounds too good to be true, it probably is -- trust your instinct.
• If your communication with a buyer or seller makes you suspicious, cease all communication with that individual.
• Report any activity that makes you suspicious to support@HomeFinder.com.
• NEVER, EVER wire money to a buyer or seller.
• NEVER, EVER accept a check for more than the value of a property.
