The
Engineering & Planning Department oversees the zoning
and development process. The
function of the Planning Division is to promote and
enhance the well-being of residents, visitors, property
owners, and businesses of the City of Tomball.
Planning staff helps guide public and private
development efforts, administers related City ordinances
and provides analyses to the
Planning & Zoning Commission, Board
of Adjustments and
City Councilto
assist them in reviewing land development projects,
standards and policies.
The City works to
improve the built environment and quality of life in
Tomball by establishing standards for development.
Zoning is a tool whereby all
or part of land area within a governmental unit is
divided into districts. Each district regulates
land use, height, setbacks, lot size, density, coverage,
and floor area ratio (FAR).
Depending on the nature of a
proposal, development approval may be issued by the
Zoning Administrator, the Board of Adjustments, the
Planning & Zoning Commission and/or the City Council.
Typically the more simple proposals may be approved by
the Zoning Administrator, while more complex projects
require approval by the Planning & Zoning Commission and
the City Council.
