Public Member and Inspector Vacancy on Inspector Advisory Committee (2/11/2009)

New Standards of Practice and Report Form for Inspectors - At its meeting on October 27, 2008, the Texas Real Estate Commission adopted revised standards of practice for inspectors, as well as a new required inspection report form for 1- to 4-family residential property. These revisions, recommended by the Inspector Committee after three years of development, became effective February 1, 2009. Legislative Change Requires Inspectors to Carry Liability Insurance - Senate Bill 914 modifies home inspector licensing and renewal requirements in Sections 1102.114 and 1102.203(a) of the Texas Occupations Code. See more on our new page, Information on Inspector Liability Insurance.


Legislative Change Requires Education and Experience to become an Inspector under the Fast Track method - House Bill 1530 modifies the education and experience alternative (fast track) method to obtain a real estate inspector license.
Effective September 1, 2007, applicants for the Real Estate Inspector and Professional Inspector license who apply under the fast track alternative method must provide proof of both education and experience.

Get Your Education Evaluated Before Applying - To be eligible to apply for a real estate inspector or professional inspector license you must first file a request for an evaluation of your experience and education documents. THE EVALUATION MUST BE PERFORMED BEFORE THE APPLICATION CAN BE FILED.
Paths to an Inspector License - There are three levels of inspector licensure: Apprentice Inspector, Real Estate Inspector, and Professional Inspector. To obtain a Real Estate Inspector or a Professional Real Estate Inspector license you have a choice of two paths: the Three-Tier progression, and the Education/Experience Alternative.

Continuing Education - Please see the requirements for number of hours of continuing education due at license renewal, and get the list of courses and providers.
Governing Rules - TREC has adopted rules governing inspectors, including the minimum standards under which inspections of residential property must be conducted.
Inspection Reports - Most inspections of residential property also must be reported on a standard Property Inspection Report form approved by the Commission.
