Non-Residential Asset Manager

Manages and coordinates all facets of asset and property management for an existing portfolio of 1.9 million square feet of non-residential (commercial) building space at the Presidio; oversees third party commercial property management firm and third party golf course property management firm; manages development and implementation of golf course capital plan, operating budget, equipment leases and replacement schedules, and ongoing maintenance and capital projects, including procurement requests; reviews and tracks tenant lease abstracts and MRI accounting tenant input including rent, common area costs, rent increases, options, rent credits, concessions, and late fee charges; tracks other tenant billings, such as reimbursable expenses including insurance, janitorial and building operating expenses; maintains internal Tenant Files; oversees development of property management monthly, quarterly and annual reports, including analysis of variances against budget and leasing projections; is responsible for annual government reports and ad hoc reporting requests regarding commercial tenants; tracks and manages all tenant requests and notifications; responds to tenant-related issues and coordinates with property management, Fire Department, Park Police, Trust internal staff including Executive Management, Historic Compliance, Legal, Operations and Planning, to resolve problems; negotiates tenant disputes and various lease renewals, tenant work outs and termination agreements; enforces lease compliance, including parking, insurance, subleasing and all tenant rules and regulations; oversees Post Occupancy work order approval process and Tenant Improvement Projects with historic and environmental review boards; oversees tenant move-ins and move-outs to include: preparing space for occupancy, notification to accounting, account reconciliation, notification to appropriate parties and building inspections; coordinates maintenance and occupancy of approximately 260,000 square feet of space occupied by Presidio Fire Department, US Park Police and the National Park Service; manages and coordinates janitorial, security and health inspection contracts for non residential/commercial buildings; and develops Interagency Agreements with Federal Tenants. Full time position with benefits.

Requires bachelor’s degree, at least 4 years of multi-tenant office asset management experience, in-depth knowledge of financial terms and principles, and strong spreadsheet skills. Experience with mixed-use (office and retail) properties preferred. CPM (Certified Property Manager) or RPA (Real Property Administrator) professional designation or candidacy preferred. Experience in MRI and golf course management a plus.
