Conventional Design: Point Peter Estates
The conventional design scenario illustrates coastal residential development trends typical of the 1980s and '90s. The scenario is characterized by single-family dwellings catering to a high-end market, with relatively large lots. The road network, which includes low-traffic cul-de-sacs, has curbs and gutters for drainage. Sidewalks are not included, but a bike path extends around the outer loop of the road network, separated from the roadway by a vegetated strip. Marshfront lots are maximized and these residences have boardwalks extending to private docks on adjacent waterways. Access to the peninsula is limited primarily to residents and their guests. Amenities include parks, a marina, a community club house, and a restaurant. Conservation measures are limited to those that are required by law.
