Building Renovation Project

In 1999, the GSA Heartland Region began a $200 million renovation project to modernize the Bolling Building. When complete, all 18 floors will have new energy-efficient workspaces, enhanced security features and new lobby areas.

Project Phasing

To maintain the high-level of occupancy during the renovation, the project is divided into four phases that will result in a complete modernization of the building.

The first phase of the project was completed in 2003 and included work on floors 15, 16, 18, partial first floor, roof and mechanical systems. Phase One has fully modernized these floors with electrical, mechanical, ADA upgrades and abatement of substantial hazardous materials.

In addition, portions of the first floor were included in the creation of a “First Impressions” entrance on the north side of the building.

Phase Two included similar work on floors 11-14.

As GSA prepares for the final two phases of renovation, the Department of Health and Human Services, U.S. Army Corps of Engineers and other remaining building tenants will soon be able to experience the top quality office space offered by the building. Phases three and four are also expected to receive a certification from the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED®) program.
