Fenty Begins Demolition for New Mixed-Use Project on Georgia

District Selects Development Partners to Create New Housing Units and Health Clinic

WASHINGTON, DC – Mayor Adrian M. Fenty today began demolition of the 3910-12 Georgia Avenue, NW site and announced the District is working with Jair Lynch Development Partners and Affordable Housing Developers (AHD) to transform the property into Georgia Commons, a new $35 million mixed-use project that will include new residential units on top of a new health clinic in the Petworth neighborhood.

“Today we are taking a major step in bringing this site back to life and restoring the vitality that belongs on Georgia Avenue,” said Mayor Fenty. “Clearing the way for new housing and a health care center on this property is part of our broader vision for improving the overall quality of life on up and down this important corridor.”

At over 30,000 square feet, the 3910-3912 Georgia Avenue, NW site will accommodate approximately 130 units of new housing for District residents on the second floor, of which 119 will be dedicated to low-income families. Additionally, the property will include space for the Mary’s Center for Maternal and Child Care. The Mary’s Center, which already operates two health clinics in the District of Columbia, will have a location on the ground floor of the building and serve disadvantaged individuals and families with a wide range of health-related services.

The 3910-3912 Georgia Avenue, NW property is currently vacant and unused. Jair Lynch and AHD made successful development bids in a competitive solicitation process.  The Office of the Deputy Mayor for Planning and Economic Development and the Department of Housing and Community Development contributed about $5 million in gap financing, which was critical in moving the project forward.

Today’s announcement continues the city’s development momentum, spurred by the recent ribbon-cutting for the completion of the $28 million Residences at Georgia Avenue—a 72-unit affordable housing project that will include an organic grocery store. The District continues to move forward with the development of a dozen other exciting projects along Georgia Avenue.
