The conventional design scenario illustrates coastal residential development trends typical of the 1980s and '90s. The scenario is characterized by single-family dwellings catering to a high-end market, with relatively large lots. The road network, which includes low-traffic cul-de-sacs, has curbs and gutters for drainage. Sidewalks are not included, but a bike path extends around the outer loop of the road network, separated from the roadway by a vegetated strip. Marshfront lots are maximized and these residences have boardwalks extending to private docks on adjacent waterways. Access to the peninsula is limited primarily to residents and their guests.
