Punta Patilla Resort Infrastructure Master Plan
Location: Puerto Plata, Dominican Republic
Client:     Horizen Global and Mivar International, Inc.

Punta Patilla is a 326-acre, 7-star resort with a vision for luxury and harmony with the surrounding landscape. Located along the north shore of the Dominican Republic, the resort will feature private villas and townhomes, hotels with luxury spas, restaurants, a beach club, and a business center, among other amenities.

To ensure that Punta Patilla will be at the forefront of ecologically sensitive design, PBS&J was charged with developing a flawless infrastructure system, designed such that the visitor is unaware of its presence. PBS&J was responsible for determination of infrastructure requirements and demands, including offsite and onsite roadways. To the greatest extent possible, the infrastructure needed to be transparent to nature both in its construction and operation.

PBS&J developed water features throughout the villa areas to provide sources for irrigation, natural cooling, and electricity. Water will take natural forms in lakes, trickling ravines, created wetlands, and lagoons, which will serve to control and filter stormwater runoff. Landscaping was designed with the goal of restoring and enhancing the native ecosystem and providing a lush, multi-layered, tropical planting theme for the residents and guests.

Electrical, water supply, and wastewater treatment were accommodated on-site. PBS&J conducted studies to incorporate wind turbines and makeup generators for electrical supply, and stormwater systems were designed to collect and store stormwater for reuse in irrigation systems. PBS&J also conducted studies to determine internal operational needs, such as facilities for staffing, bulk storage, and maintenance, as well as risk assessments to determine security requirements, mitigation strategies, and intrusion protection. Staffing and lighting requirements were also assessed.
