Highlights	There is implicit recognition that zoning regulations can discourage affordable housing development.   The Miami 21 Code allows parking reductions and floor area bonuses to encourage affordable housing development.
Description	This form-based code adopted by the city of Miami, Florida establishes design standards to guide development within the city. General provisions within the code call for development of a range of housing options for all income groups, which are to be distributed evenly throughout the city. The code allows parking reductions for low-income and elderly housing. As per the code, adaptive reuse projects within proposed redevelopment areas are also eligible for parking requirement waivers. In addition, the code establishes height and area bonuses for affordable/workforce housing projects.
