1993-1995 GSE Mortgage Data

MULTIFAMILY DATA:

Data sets on single-family and multifamily mortgage purchases from 1993 through 1995 by Fannie Mae and Freddie Mac (Government-Sponsored Enterprises, or “GSEs”) are available from HUD USER. The 1993-1995 data sets add the first, second, and third years in HUD’s GSE public-use mortgage data series. The data will aid mortgage lenders, planners, researchers, and housing advocates in studying the flow of mortgage credit and capital in America's communities. Fannie Mae and Freddie Mac are required to meet specified goals for purchases of mortgages that finance housing for very low-, low- and moderate-income families and families living in areas traditionally underserved by the mortgage market. These new data sets provide insight into their efforts and additional data for mortgage research.

In compliance with Section 1323 of the Federal Housing Enterprises Financial Safety and Soundness Act of 1992 (FHEFSSA), these Government-Sponsored Enterprises (GSEs) have provided HUD with loan-level data on each mortgage purchase. The single-family data sets include detailed data such as the income, race and gender of the borrower as well as the census tract location, loan-to-value (LTV) ratios, seasoning, purchase/refinancing, and affordability. The new data sets also include property and unit-class information on all multifamily properties acquired by the GSEs. The property-level data include information on the size of the property, categorized by unpaid principal balance (UPB), and type of seller/servicer that sold the mortgage to the GSE. The multifamily unit-class file includes information on the number and type of units and the affordability of the units.

The single-family data sets consist of three data files for each year: Census Tract, National A, and National B files. The Census Tract file includes geographic information on the location of the property while the National files do not disclose any geographic information. The multifamily data sets consist of two data files for each year: Census Tract and National files. As with the single-family data sets, the National file excludes geographic information on the location of the multifamily property.

The single-family and multifamily data sets covering the entire nation are available on standard reel tapes (NL, 6250 bpi, EBCDIC format) or CD-ROM (ASCII format).The single-family Census Tract data will also be available in extracts for individual States and Metropolitan Statistical Areas (MSAs) on IBM PC-compatible diskettes (ASCII format). The multifamily files are also available separately on IBM PC-compatible diskettes. The single-family data files range in size from 60 MB to 675 MB; the multifamily data files are less than 500 KB each.

Each order includes a "Data Dictionary" that describes the elements in each data set and files for converting State, MSA, and county numeric codes to their text equivalent.
