Our programs were assessed by the Green Restaurant Association to ensure we achieved our commitments to them. We received progess reports that states all goals for the period of April 2006 - April 2007 were accomplished. Determination was made by phone interviews, invoices and vendor validation.

The properties have implemented a new Management System which helps us qualify materials and products via CAS registration numbers and other data from MSDS sheets to assess overall environmental impact of the product/item. This sytem is maintained at corporate offices and shared via internet so that all properties may take advantage of the orporate research.

SECTION C: ENVIRONMENTAL PERFORMANCE RESULTS



C.1 COMMITMENT 1



Southfork Asset Management's first commitment is to reduce the facility's procurement of hazardous/toxic components.

The hotel and ranch both continue to search for no hazardous waste characteristic materials. The change over to Spartan in 2005 was a major impact for the hotels green purchasing policy. The Ranch implemented Spartan towards the end of 2006 which does not yet result in substantial numbers. Both facilities will be changing over to a special line of Ecolab dishwashing agents in 2007 and look forward to decreasing our numbers for 2007. Ranch purchases from Spartan for 2006 were 1099 lbs. Hotel purchases from Spartan for 2007 were 1099 lbs.
Hotel and Ranch increases/decreases are absolute numbers based on overall operations of the Hotel and Ranch.

Southfork Asset Management secured a new vendor in 2005, Spartan Chemical Company. Spartan's line of products were created with current and future global environmental concerns in mind. Spartan products have no persistent, bioaccumulative or toxic chemicals, no ozone depleting compounds, no or low volatile organic compound content, no hazardous waste characteristics, no phosphate or phosphonates, and no carcinogens, mutagens or teratogens. We believe we are providing a line of environmentally preferred products that directly contribue to a cleaner, safer and healthier environment for our employees.

C.2 COMMITMENT 2



Southfork Asset Management's second commitment is to reduce the facility's total water use.

Southfok Hotel water consumption for 2006 was $15,073,680 gallons. The hotel's rooms increased from 2005 to 2006 by 2781 rooms which equals to a 4% decrease in water consumption. This accomplishment was due to continual employee conservation training, guest awareness through collateral throughout the guest areas of facilities, and continual inspections of faucets and fixtures. .

Southfork Ranch water consumption for 2006 was 4,690,000 gallons. The Ranch's events increased from 2005 to 2006 by 98 events, which resulted in a 31% decrease in consumption. This accomplishment also is attributed to employee training and guest awareness of our environmental commitment.

These decreases in consumption were based on absolute hotel and ranch operations.

Hotel water consumption for 2004 was 14,804,470 gallons used with an amount of 455.84 gallons per room night. Hotel water consumption for 2005 was 14,771,640 gallons used with an amount of 348.03 gallons per room night. Ranch water consumption for 2004 was 4,020,500 gallons used with an amount of 2393.15 per event. Ranch water consumption for 2005 was 5,352,500 used with an amount of 8260.03 per event.

C.3 COMMITMENT 3



Southfork Asset Management's third commitment is to reduce the facility's total (non-transportation) energy use.

Southfork Hotel kwh consumption for 2006 was 2488739 kwh. The hotel's rooms increased from 2005 to 2006 by 2781 rooms which equals to a 7% increase. This increase was caused by the removal of flourescent bulbs in newly renovated guest rooms and replacing the bulbs with standard watt bulbs.

Southfork Ranch kwh consumption for 2006 was 1481207 kwh. The Ranch's events increased by 98 events which results in an 18% decrease.

Both facilities focused on the installation of timers and reducing excessive lighting in all areas. There was an emplhasis placed on shutting off all computers and equipment when not in use.

Hotel kwh usage for 2004 was 2,186,084 kwh used with a kwh amount per room night to be 67.31. The total kwh usage for 2005 was 2,508,958 with a kwh amount per room night to be 59.11. The hotel increased their room night occupancy by 9967 rooms from 2004 to 2005. These statistics show a decrease in kwh per room night consumption from 2005 to 2005 of 14%. Ranch kwh usage for 2004 was 1,677,210 with a kwh per event of 998.33. Ranch kwh usage for 2005 was 1,520,258 with a kwh per event of 2346.07.

Southfork Asset Management's fourth commitment is to increase the facility's procurement of recycled content, specifically paper materials.

The hotel is purchasing all office products with recyclable content. Purchases for 2006 = 3250 pounds.

The ranch is purchasing all office products with recyclable content. Purchases for 2006 = 1871 pounds.

Eliminated styrofoam cups used in guest rooms and restaurant. Replaced restaurant styrofoam cups in restaurant with recycled content paper cups. Eliminated styrofoam cups in guest rooms and replaced with ceramic cups. Eliminated individual cereal cartons in restaurant and replaced with bulk cereal dispensers. Eliminated individual milk cartons in restaurant and replaced with bulk milk. Recycled, chlorine-free paper roll towels utilized in public restrooms, restaurant and kitchen.

SECTION D: PUBLIC OUTREACH AND PERFORMANCE REPORTING



Southfork Asset Management has communicated its environmental programs and projects to the community via numerous City of Plano functions hosted at the Southfork Hotel at which we have the opportunity to discuss our program, in detail, and provide a tour of our facility.

We have also promoted our environmental goals and achievements through various community events in which we have received awards.

Our accomplishments are also reported to the Green Hotel Association and Green Restaurant Association.

Our environmental policy has been placed in both guest elevators.

We continue to add our ISO, Green Restaurant Association and Green Hotel Association affiliation with the purchase of new paper collateral.

Three containers were purchased and place in front of the hotel to encourage guest use in our recycling program.

Two newsletters are generated monthly with specific sections devoted to environmental data: One to corporate clients and one to the hotel employees.

Numerous printed collateral is in our guest rooms along with a seperate waste receptacle for recycling.

We continue to give preference to vendors who can provide us with goods and services that have less of a negative impact on the environment. This information is distributed to our vendors via a letter from the General Manager.
