BACKGROUND
The General Services
Administration (GSA) plans to renovate and modernize the HCHB, one of
the final buildings in the Federal Triangle to be renovated and modernized.
The Department of Commerce will work closely with GSA throughout
the project, serving as an advocate for the operating units with regard
to space requirements and building services, as well as planning the
portion of the work DOC is responsible for funding.
OVERVIEW
OF PROJECT
The proposed
project will renovate and modernize the 1.8 million gross square foot
building. Construction is scheduled in four phases, from FY 2007 through
FY 2017. Since large sections of the HCHB will need to be closed
to accomplish Phases 2, 3, and 4, approximately one-third of the building’s
employees will move to leased swing-space in FY 2009, to return upon
completion of the project. |
- Upgrade all mechanical,
electrical, and life-safety systems to alleviate code deficiencies,
conform to industry standards, meet GSA guidelines, and extend
the building’s useful life;
- Increase usable space;
- Increase energy efficiency;
- Restore historic elements
and architectural integrity; and
- Incorporate security
improvements.
