The Environmental Protection Agency (EPA) Region Eight (8) Headquarters building, comprised of 305,000 square foot, is located in the Lower Downtown Historic District in downtown Denver adjacent to Union Station. The structure matches the brick architecture of the Historic District area. The interior features a sunlight-filled glass atrium rising through the entire nine-story height. Building amenities include 226 interior parking spaces and retail.

The building is designed to use 1/3 less energy and water than a building of similar size - and is expected to receive the first Gold Leadership in Energy and Environmental Design (LEED) rating for a new building in downtown Denver. Some of the outstanding examples of sustainable design include:

• Green roof
• Wind turbines
• Natural light in 85% of floor space
• Daylighting dimmers and occupancy sensors
• High efficiency and waterless plumbing fixtures
• Extensive recycling program and green housekeeping measures
• Forty-eight solar panels mounted to building exterior
• Heating and cooling system (HVAC) designed for energy and ventilation efficiency
• Floor plan design that addresses solar orientation and local wind patterns to optimize energy efficiency
• Recycled and environmentally friendly materials were used in the building frame, interior surfaces, and workspaces
