5: Implement Action Plan

New Approaches and Collaboration Achieve Results

Reaching energy efficiency goals depends on awareness, commitment, and individuals to implement the energy management plan. In 2004, the foci of Marriott's Energy Conservation Program were to develop new approaches to preventive maintenance, adopt new technologies where feasible, expand partnerships, and adopt new procedures.

Marriott's preventive maintenance program aims to maximize the efficiency of the products and procedures already in place. Hotel engineers use handheld electronic devices to track preventive maintenance tasks, and to build accurate engineering databases that yield invaluable information about equipment performance and maintenance issues. Marriott continues to identify and utilize high-tech approaches to preventive maintenance such as thermo scans to identify leaking roofs or "leaking" electrical panels. Additionally, Marriott regularly participates in the development of new technology such as Ozone Activated Air Laundry systems which almost eliminates the need for hot water. In addition to this, Marriott is working with their chemical supplier, Ecolab, who has recently produced break through technology reducing cost up to 25 percent and also newly tested technologies for water reuse.

As a part of Marriott's close partnership with owners and franchisees, Marriott shares long-range energy management plans; provides access to its engineering database; reports regularly through its Intranet site, meetings, and presentations; and supports purchasing of new equipment. When Marriott identifies opportunities for increased energy efficiency, it changes the way it does business. For example, Marriott consolidated its laundry service, moving to larger, central facilities that utilize more efficient equipment.

Marriott achieves $4.5 million annually in energy savings through the successful implementation of its Energy Conservation Program.
