SYNOPSIS:



The Corporation for National and Community Service seeks to lease for the AmeriCorps National Civilian Community Corps (NCCC) approximately 175,000 rentable square feet consisting of an office facility for 22 full time employees, and residential space for 160 members initially with the potential to expand to 240 and ultimately 320 members in future program years. The facility lease shall include, but not be limited to, maintenance support, grounds maintenance, janitorial services, waste disposal, security services, and facilities for training and meeting areas, storage areas, and parking for approximately 60 vehicles. These vehicles include government and privately owned vehicles. All renovations and tenant improvements are to be provided as part of the lease agreement. All space must meet Government requirements for security, fire safety and handicapped accessibility. Lease commencement of October 1, 2008 is desired. Solicitation will be issued o/a May 15, 2008.



LEASE TERM:



Tentatively, 1 firm year with 4 one-year option periods.

EXPRESSIONS OF INTEREST:



All expressions of interest must be submitted and received by May 9, 2008. Expressions of interest shall include the following:



1) Building name and address

2) Rentable square feet and rentable rate per square foot

3) Method of measurement used to determine rentable square feet

4) Common area factor(s) for available space by floor, if applicable

5) Offers must be submitted by owner(s) or by authorized representatives of the owner(s)
