TERMS AND CONDITIONS:

1. All of the property shall be sold free and clear of all liens and claims of any party to this proceeding.
2. The sale shall be subject to any unpaid ad valorem real property taxes.
3. The sale shall be subject to a minimum bid in the amount of not less than $250,000.
4. The successful bidder shall be required to deposit a minimum of twenty percent (20%) of the amount bid at the time of sale, either by cashier’s check or by cash deposit. The balance of the purchase price shall be tendered to PALS by the successful bidder within thirty (30) business days following the date of the sale in a form of cashier’s check payable to the Clerk, United States District Court for the Middle District of Florida. If the bidder fails to fulfill this requirement, the deposit shall be forfeited and any amount remaining shall be distributed in accordance with the sequence directed in paragraph 16 of the Decree of Foreclosure and Order of Sale entered by the United States District Court in this action.
5. Upon receipt of the balance of the purchase price, and after the passage of ten (10) days without objections to the confirmation of sale entered by Court, PALS shall execute and deliver a deed conveying the subject real property to the successful purchaser.
