Assessor Karen L. Montoya

The Mission of the Assessor's Office

The Assessor is an elected County official and serves a four-year term of office with a two-term limit.

The Assessor’s duty is to locate, identify and value residential, non-residential/commercial, vacant land, business equipment, agricultural land, livestock and manufactured homes for Ad Valorem tax purposes.  The Office of the Assessor maintains value records and prepares the County tax roll for the County Treasurer.

The Office of the Assessor is located at 501 Tijeras NW, Albuquerque, NM and can be contacted by phone, fax or email.

The County Assessor does not directly determine or set the tax rates on property in Bernalillo County.  The Assessor is responsible for property value assessments and appraisals.

A Notice of Value must be mailed to all property owners by April 1 of each year.  It is important to carefully review this document and the property valuation figures since that information is used to calculate property taxes.

If a property owner disagrees with the assessed valuation on the Notice of Value there is an appeal process, also known as a “protest”.  A protest must be filed in the Assessor’s office within 30-days after mailing of the Notice of Value.

Property Tax Exemptions such as a Head of Family and Veterans’ are available to those who quality.  Property owners are urged to contact the Assessor’s office to learn more about special exemptions and qualifications.

The Assessor’s office is committed to maintaining fair and equitable assessments.  Elderly or home-bound property owners may request a special home visit by calling 222-3700.
