Phillips Creek Ranch in Frisco plans to Pre-sell in July 2012.

The Phillips Creek Ranch Development in Frisco, Texas is ahead of schedule.

The 950 acre community has had plans to open in the Fall of 2012 and from the way things are going now, it looks like pre-selling will begin in mid July.  This almost never happens with developments, especially ones with over 3,700 homes at build-out, but the Republic Property Group seems to have things going pretty smoothly.

Phillips Creek will 9 of DFW’s finest builders: Darling Homes, Highland Homes, K Hovnanian Homes, Huntington Homes, Shaddock Homes, Standard Pacific Homes, LionsGate Homes, Belclaire Homes and Drees Homes.  If you are looking for a community with a variety of home builders, Phillips Creek Ranch in Frisco is your place!

Within Phase one all of the builders will have lots ranging from 55 feet wide up to 83 feet wide ranging from prices of the high $300′s up to 2 Million dollar estate homes.  Quite a significant difference in product and quality, but it looks like it can and will work soundly.  Phase one has 314 lots and I am sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase that residents will attend the Blue Ribbon Elementary School Bledsoe.  The school is very well known in Frisco ISD to be the top of its class when it comes to teaching and number of outstanding achievements. RICHWOODS Frisco – RELEASE OF NEW LOTS, Richwoods Place’s New Incentive and Corn

Richwoods in FriscoBusy, busy, busy out at Richwoods Development in Frisco. Every time I pull up to one of the two Landon models there are 5-8 cars, I mean every time!

Landon has just released their next section of lots. The picture to the left  is completely up to date on the 64′s with the lot premiums, and which lots KHOV has. Also in the 64′s, Wood Floors are standards now is specific areas!

The 74′s are not complete because I tried two times today to talk to the salespeople and every time they were with people. I will find it all out tomorrow.

I had a question about Newcastle, here you go: Newcastle will be in their trailer tomorrow for the first time this weekend with all of their plans and pricing. Remember, they can do Stucco and they can also build a one-story model around 3,200 square feet.

I had another question about Corn, here you go: The Corn is being leased out to a farmer until the community nears the West side by Coit. They do not have a time frame if and when the corn will be not growing on the land. They also do not have restrictions on what can grow on the land, so there might be other crops.Khov Frisco

Also the picture below is the progress of KHOVs model. It is amazing how quick they can get the models up!

And don’t forget about Lawler Park in Frisco coming right behind Richwoods and directly North of Richwoods.  Darling and Highland Homes plan to start pre-selling in the summer of 2012.

Richwoods Development in Frisco plans to build $10 Million dollar amenity center

It never happens in new construction in North Texas, but in June of 2012 in Frisco . . . jaws will drop.

The hottest community in DFW, Richwoods in Frisco, plans to build an amenity center before they start the second set of homes! This is another reason that explains the pent up demand for the location and record breaking sales for Landon Homes in 2012.

The community is located north of 121 in Frisco between Coit and Independence. Roger Lawler, former owner of the Lawler Tract that consists of over 800 total acrea, decided that after he handled his dispute in the courts over a contract gone bad to let it go. And John Landon was the fortunate man to take on the project with his development company Landon Development.

For those of you that are unfamiliar with John, lets just say Meritage Homes. He was responsible for taking the company public and in the past couple years went out on his own and started Landon Homes. Read the rest of this entry »
