The California State Teachers' Retirement System has begun considering its needs for future space, with the potential for changes to the West Sacramento riverfront as a result.

With space in the state agency's existing 15-story building overlooking the Sacramento River projected to be full in the next few years, it's time for some long-term planning on where to go next, said CalSTRS spokesman Ricardo Duran.

Among the options would be a second office tower in West Sacramento, on what's now the CalSTRS surface parking lot just west of the parking structure, Duran said in an email. That project was entitled as part of the approved application with West Sacramento for the existing building, which was completed in 2009.

Duran said a new building would be 200,000 square feet, or about half as big as the 400,000-square-foot existing CalSTRS building. According to plans announced by the agency in 2006, a second building would be seven stories tall and include 20,000 square feet of retail space as well as 617 parking spaces.

The 2006 plans also mentioned the possibility of a third, 17-story building by CalSTRS in the same area, including 150 condominiums. Duran did not mention any pending plans for that building.

It's also possible the agency won't choose to build anything new. Duran said CalSTRS also has the option of finding different ways to use its current space, or leasing additional space elsewhere.
