16 Triad Wendy’s restaurants are for sale. Here's where they are

A portfolio of 19 Wendy's restaurants in North Carolina and Virginia — the bulk of which are located in the Triad — is on the market with an asking price of $48 million.

Marcus & Millichap has the exclusive $48 million listing of 19 Wendy's restaurants in North Carolina and Virginia, 16 of which are in the Triad.

The properties are listed for sale together or separately, according to the Calabasas, Calif.-based Marcus & Millichap (NYSE: MMI).

The seller is Wenstar Properties, a subsidiary of Memphis, Tenn.-based Carlisle Corp., according to county records.

The portfolio will be marketed by Ronnie Issenberg, Gabriel Britti and Roee Ben-Moshe in Marcus & Millichap's Miami office. Marcus & Millichap's broker of record in North Carolina James Allen Smith.

"Due to the popularity of quick-service restaurants, cap rates for this investment class are at generationally low levels," Britti said. "We are also seeing a trend wherein franchise-guaranteed properties are beginning to rival corporate-backed properties."

The Wendy's properties have new 20-year leases that include 10 percent rent increases every five years. The Triad properties included in the listing are:

  • 5457 Gumtree Road, Winston-Salem

  • 1468 N.C. Highway 66 South. Kernersville
  • 6400 Sessions Court, Clemmons
  • 1429 Lewisville-Clemmons Road, Clemmons
  • 3103 Sands Drive, Greensboro
  • 1500 W. Lee St., Greensboro
  • 3710 Battleground Plaza, Greensboro
  • 3705 Elmsley Court, Greensboro
  • 2619 NC Highway 68 South, High Point
  • 2710 South Main Street, High Point
  • 1515 E. Dixie Dr., Asheboro
